Conditions or Reasons for Planning Application - CB/13/01587/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls to be used for the garage conversion shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building in the interests of the visual amenity of the locality.

3) Before any other part of the development hereby permitted is commenced, the existing driveway shall be widened to 5.35m as shown on the approved plan to enable two cars to be parked off-street. The widened driveway shall be surfaced in a manner to the Local Planning Authority's approval and arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number RM 13/052.1.

Reason: For the avoidance of doubt.
