Conditions or Reasons for Planning Application - CB/13/01601/LB

Conditions or Reasons:

1) The works hereby consented shall be begun within three years of the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.

2) Prior to commencement of the development hereby permitted a method statement shall be submitted to and approved in writing by the Local Planning Authority which sets out how the rear wall of the Grade II listed building is to be taken down and made good. The approved details shall be fully complied with.

Reason: To safeguard the character and integrity of this Grade II Listed property.

3) Prior to commencement of the development hereby permitted details of the junction between the listed building and the new extension shall be submitted to and approved in writing by the Local Planning Authority and only the approved details shall be implemented.

Reason: To safeguard the character and integrity of this Grade II listed building.

4) Prior to commencement of the development hereby permitted drawings shall be submitted to a scale of 1:10 or 1:20 of the proposed new door and window. These details shall include a section of the frame mouldings, door panels and the position of the floor in relation to the frame.

Reason: To safeguard the character and integrity of this grade II listed building.

5) Details of materials to be used for the external finishes of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance therewith.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number 1218/01/R3/LBC

Reason: For the avoidance of doubt.

7) The rooflights shall be of conservation type and with glass that is fitted flush with the roofslope. Details of these shall be submitted to and approved in writing by the Local Planning Authority and only the approved details shall be implemented.

Reason: To safeguard the character and integrity of this Grade II listed building.
