Conditions or Reasons for Planning Application - CB/13/01659/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the outbuilding shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.

3) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation shown on approved plan 336-SU-001 Rev A shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.

4) The detached garage, storage and office building hereby permitted shall be used only for purposes incidental to the enjoyment of the residential dwelling house known as No. 165 Manor Road and for no other purpose.

Reason: To prevent the introduction of an inappropriate use which could be harmful to the residential character of the area and inappropriate in highway terms in this location.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 336-SU-001, 336-SU-001 Rev A, CBC/001, CBC/002.

Reason: For the avoidance of doubt.
