Conditions or Reasons for Planning Application - CB/13/01746/FULL
Conditions or Reasons:
1) The Council considers that the existing building is a new dwelling constructed without planning permission and is not extensions to the original dwelling. The property is within the Green Belt, the Chilterns Area of Outstanding Natural Beauty and an area defined as being of Great Landscape Value. The development, because of its prominent location, excessive size and unsympathetic appearance, results in a disproportionate and materially larger increase from the original dwelling which harms the openness of the Green Belt and the character of the area. The resulting dwelling represents inappropriate development and there are no very special circumstances to justify the development.

The development is therefore contrary to Policies NE3 and BE8 of the South Bedfordshire Review 2004, Policies 36, 38, 43, 50 & 58 of the Development Strategy for Central Bedfordshire 2013 and chapters 7 & 9 of the National Planning Policy Framework 2012.
