| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to the commencement of the approved development, notwithstanding the details submitted with the application, a sample of the external materials proposed to be used in the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved samples.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials appropriate to the existing building and its surroundings, in the interests of the visual amenities and historic character of the locality. Prior to the commencement of the approved development, notwithstanding the details submitted with the application, an external material finishes schedule, shall be submitted to and approved in writing by the Local Planning Authority and the development shall be implemented thereafter strictly in accordance with the approved schedule.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials appropriate to the existing building and its surroundings, in the interests of the visual amenities and historic character of the locality. Prior to the commencement of the approved development, notwithstanding the details submitted with the application, drawn details, at an appropriate scale between 1:1 and 1:20 in plan, elevation and section, showing the construction of the enlarged dormer hereby permitted and including details of window style and opening configurations, shall be submitted to and approved in writing by the Local Planning Authority and the development shall be implemented thereafter strictly in accordance with the approved details.
Reason: To safeguard the appearance of the completed development by ensuring that the dormer hereby permitted is appropriate to the existing building and its surroundings, in the interests of the visual amenities and historic character of the locality. Prior to the commencement of the development and notwithstanding the details submitted with the application, a method statement of works of "making good" to the walls, roof structure and covering required as a result of the implementation of the works hereby approved, including details of the materials to be used in any such work shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved method statement.
Reason: To ensure that the proposed development is carried out in a manner which safeguards the historic character and structural integrity of the building. (Policies BE8 & H8, SBLPR and Policies 43 & 45, DSCB) |

Notwithstanding the details submitted with the application, all new external window and doors hereby approved shall be of painted timber unless otherwise agreed in writing by the Local Planning Authority.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2012/0675: Existing, 2012/0675: Proposed (part superseded by Sketch 01) and Sketch 01.
