Conditions or Reasons for Planning Application - CB/13/01834/FULL

Conditions or Reasons:

1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out in materials as set out in the application form as part of the application hereby approved unless agreed otherwise in writing with the local planning authority. Thereafter the development shall be carried out in accordance with the approved details.

Reason: To safeguard the appearance of the completed development in keeping with the character of the surrounding area and use of the building in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).

3) The development hereby permitted shall be used for the stabling of horses/ponies and related storage and shall not be used for any other purpose, including livery and/or teaching of equestrian skills

Reason: To prevent the stables from being used for commercial purposes to the detriment of the locality in accordance with Policies CS14, DM3 and DM18 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 and 55 of the emerging Central Bedfordshire Council Development Strategy (January 2013). .

4) No manure shall be burnt on site.

Reason: To safeguard the residential amenity of nearby occupiers from odour nuisance in accordance with in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/01, P01, P02, P03, P04, P05, P06, P07 and P08.

Reason: For the avoidance of doubt.
