Conditions or Reasons for Planning Application - CB/13/01856/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Development shall not commence until a scheme detailing access provision to and from the site for construction traffic has been submitted to and approved in writing by the Local Planning Authority. Details shall show what arrangements will be made for restricting such vehicles to approved points of access and egress. The scheme shall be operated throughout the period of construction work.

Reason: To ensure the safe operation of the surrounding road network in the interests of road safety in accordance with Policy DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policy 27 of the emerging Central Bedfordshire Development Strategy (2013).
3) Development shall not commence until a scheme detailing provision for on site parking for construction workers for the duration of the construction period has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented throughout the construction period.

Reason: To ensure adequate off street parking during construction in the interests of road safety in accordance with Policy DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policy 27 of the emerging Central Bedfordshire Development Strategy (2013).
4) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 38MP/SK01, 38MP/SK02, 38MP/SK03, 38MP/SK04, 38MP/SK05, 38MP/SK06, 38MP/SK07, 38MP/SK08, 38MP/SK09C, 38MP/SK10C, 38MP/SK11C, 38MP/SK12D, 38MP/SK13C, 38MP/SK14A, 38MP/SK15D, 38MP/SK16D.

Reason: For the avoidance of doubt.
