Conditions or Reasons:
1) The proposed extension would, by reason of its siting, scale and design, be an obtrusive, overly prominent and incongruous addition that fails to have satisfactory regard to the design of the existing house, the terrace of which it forms a part, the streetscene and the amenity of the surrounding area generally. The proposal would thereby be contrary to government guidance contained within Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
