Conditions or Reasons:
1) The proposed conversion of the garage to a habitable room would result in the loss of a parking space for this 4 bedroomed property. The applicant has not included adequate provision of a replacement space within the site for parking and manoeuvring of vehicles clear of the highway and there is insufficient space within the residential curtilage to provide such a space and further, the Council parking standard for a five bedroomed property would be 4 parking spaces. The development if permitted would therefore be likely to lead to additional on-street parking to the detriment of public and highway safety. The development would thereby be contrary to policy T10 of the South Bedfordshire Local Plan Review, policy 27 of the emerging Development Strategy for Central Bedfordshire, Design Guide for Central Bedfordshire, A Guide for Development, 7, Movement, Streets and Place and the Local Transport Plan, Appendix F, Parking Standards.
