| Conditions or Reasons: | 1)
The development hereby approved shall be commenced within three years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

Prior to development, a Tree Protection Plan shall be submitted to the Local Planning Authority for approval, clearly showing the position and construction specification of all protective tree barriers and ground protection, which shall be used to enclose, or cover, the required Root Protection Area, as determined by an associated Tree Survey. The tree barriers and ground protection shall comply with Section 6.2 "Barriers and ground protection" of British Standard BS 5837 : 2012 "Trees in relation to design, demolition and construction - Recommendations"
REASON:To ensure the adequate provision of root protection and/or construction exclusion around all retained trees, in order to prevent ground compaction and root damage, to ensure the continued good health, stability and screening value of the trees, and to protect the integrity of their rooting medium. |

Prior to development, a landscape scheme shall be submitted to the Local Planning Authority for approval, showing the planting positions, plant detailing, planting specification and the 5-year maintenance requirements for all shrubs and climbers, as outlined in the Landscape Strategy of the Design and Access Statement produced by CMYK (Planning & Design) Ltd., dated July 2012.
REASON:To ensure a satisfactory standard and establishment of landscaping in the interests of securing visual amenity. |

No development shall take place until details in respect of the following shall be submitted to and approved in writing by the Local Planning Authority and shall be carried out in full accordance with such approved details;
Drawings of all new external doors and windows of 62 High Street to a scale of 1:10 or 1:20, together with a specification of the materials and finishes. Details provided should clearly show a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, the depth of the reveal and arch and sill details. Details and samples of materials to be used in the construction of the proposed new garage. Detailed drawings to a scale of 1:20 of the proposed new timber shed. Drawings of all new external doors of the proposed new garage (including the garage doors) to a scale of 1:10 or 1:20, together with a specification of the materials and finish. Details and samples of the materials to be used in the blocking up of part of the two ground floor windows on the main east elevation of the building.
Reason: To ensure that the special architectural and historic interest of the listed building is conserved and maintained and to ensure the new development is in keeping with the historic appearance of the listed building. |

Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises. |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. |
7)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1197/P/102/A, DAT/9.0/SHOP, DAT/9.1/SHOP, DAT/9.2/SHOP, 1197/P/104, 1197/P/103, 1197/P/100, 1197/P/101.
Reason: For the avoidance of doubt. |
