Conditions or Reasons for Planning Application - CB/13/01994/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Within 2 months of the date of this decision notice, details of how the internal staircase will be reinstated shall be submitted and approved in writing by the Local Planning Authority and shall be carried out in full accordance with such approved details. Details shall include a timetable for the reinstatement works.

Reason: To ensure that special architectural and historic interest and integrity of the listed building is conserved and any unauthorised works that have taken place are re-instated within a reasonable time frame.
3) No development shall take place until details in respect of the following shall be submitted to and approved in writing by the Local Planning Authority and shall be carried out in full accordance with such approved details;

Drawings of all new proposed internal and external doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes. Details provided should clearly show a section of the frame mouldings, door panels, the position of the door frame in relation to the face of the wall and the depth of the reveal.
Drawings of all new proposed windows to a scale of 1:10 or 1:20, together with a specification of the materials and finishes. Details provided should clearly show a section of the glazing bars, frame mouldings, the position of the window frame in relation to the face of the wall, the depth of the reveal and arch and sill details.
An itemised schedule of works describing all repairs, re-instatement and replacement works. This should include a full and detailed specification of all materials to be used in the works.
A method statement clearly explaining the sequence of the proposed works and how the approach accords with conservation good practise. This statement should include details of how the fireplaces will be opened up, how the ground floor windows on the main elevation will be blocked up and how the internal doorways will be widened.
Details and samples of the materials to be used in the blocking up of part of the two ground floor windows on the main east elevation of the building.

Reason: To ensure that the special architectural and historic interest and integrity of the listed building is conserved and maintained in accordance with Chapter 12 of the National Planning Policy Framework.
4) This consent relates only to the details shown on plans 1197/P/102/A, DAT/9.0/SHOP, DAT/9.1/SHOP, DAT/9.2/SHOP, 1197/P/104, 1197/P/103, 1197/P/100, 1197/P/101.

Reason: To identify the approved plan/s and to avoid doubt.
