Conditions or Reasons for Planning Application - CB/13/02093/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
3) Before development begins, a landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority.
The scheme should incorporate several specimens of new Oak trees to be planted around the new structure. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees and shrubs shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established.

Reason: To maintain long-term tree cover in order to assimilate the structure into the landscape, and to sustain the Oak tree population around the site for future generations.
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no further fences, gates or walls shall be erected within the site.

Reason: To safeguard the open character and appearance of the Green Belt and Area of Great Landscape Value.
5) The development hereby permitted shall be used as private, non-commercial stabling and shall not be used for any commercial purpose including livery and teaching of equestrian skills or for any other purpose.

Reason: To prevent the stables from being used for commercial purposes which would be inappropriate in highway terms in this location.
6) Not withstanding the details submitted as part of the application no external lighting shall be installed on the building or anywhere within the site without the prior express written approval of the Local Planning Authority.

Reason: To preserve the visual amenities of the Green Belt and the Area of Great Landscape Value.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 300/02; 301/; 34/64997/A 34/64997/B; 34/64997/B; CBC/001; CBC/002; CBC/003.

Reason: For the avoidance of doubt.
