Conditions or Reasons for Planning Application - CB/13/02161/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to the commencement of the approved development, notwithstanding the details submitted with the application, an external materials and finishes schedule, including details of the windows and doors to be installed as part of the development hereby approved, shall be submitted to and approved in writing by the Local Planning Authority and the development shall be implemented thereafter strictly in accordance with the approved schedule.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials appropriate to the existing building and its surroundings, in the interests of the visual amenities and historic character of the locality.

3) Prior to the commencement of the approved development, notwithstanding the details submitted with the application, a sample of the roof tile proposed to be used in the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved sample.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials appropriate to the existing building and its surroundings, in the interests of the visual amenities and historic character of the locality.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no further extensions to the dwelling shall be carried out without the grant of further specific permission from the Local Planning Authority.

Reason: To prevent the dwelling from being extended to a disproportionate degree and causing harm, by reason of inappropriateness, to the Green Belt.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers ROBIN/21307/PLANREV1, ROBIN/21307/EXISTA.

Reason: For the avoidance of doubt.
