Conditions or Reasons:
1) The proposed development would, because of its siting, scale and bulk dominate the existing dwelling and the wider streetscene and would be out of keeping with the prevailing character of the streetscene, to the detriment of the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design contained within the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide - Design Supplement 4: Residential Alterations & Extensions.
