Conditions or Reasons for Planning Application - CB/13/02350/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extensions shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building in the interests of the visual amenities of the area.
(Policies BE8 & H8 SBLPR and policy 43, DSCB).
3) Development shall not begin until details showing a widened vehicular access to the highway, which is required to access the car parking spaces shown on approved drawing CBC/001, and the parking area as shown on drawing CBC/001, have been submitted to and approved in writing by the Local Planning Authority. The details to be approved shall include the proposed materials for construction and arrangements to ensure that surface water from the site is intercepted and disposed of separately, so that it does not discharge into the highway. The approved scheme shall be implemented and made available for use before the development hereby permitted commences.

Reason: To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway.
(Policy T10, SBLPR and Policy 27, DSCB)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers ANDY/1, ANDY/2, CBC/001, CBC/002.

Reason: For the avoidance of doubt.
