Conditions or Reasons for Planning Application - CB/13/02473/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until, the parking scheme shown on Drawing No.PRS_311r3_Drive-Trees shall be completed and thereafter retained for this purpose. All on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval and arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To ensure provision of adequate car parking clear of the highway to minimise danger and inconvenience to users of the highway.
(Policies T10 S.B.L.P.R and 27 D.S.C.B).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PRS_310r2_Site, PRS_11_Exist Elevs, PRS_10_Exist Plans, PRS_301r3_Elevs, PRS_300r4_Plans & PRS_311r3_Drive-Trees.

Reason: For the avoidance of doubt.
