Conditions or Reasons:
1) The introduction of a single dwelling house with a sizeable footprint and in the layout proposed, introduces development hard to the common boundary to the north, east and west that would appear a cramped form of development, representing an overdevelopment of the site to the detriment of the character and appearance of the street scene and surrounding local townscape. For these reasons the development is contrary to policy DM3 of the Core Strategy and Development Management Policies (2009) and Central Government advise contained with The National Planning Policy Framework (2012).
