Conditions or Reasons for Planning Application - CB/13/02481/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) No development or repair work shall take place until the following details are submitted to and approved in writing by the Local Planning Authority and shall be carried out in full accordance with such approved details:

An itemised schedule of works fully describing the repair and re-instatement works to the garden wall and pier. Details shall include a detailed specification of all proposed materials to be used in the works, including details of the lime mortar mix and brick bond.
Samples of the brick to be used in the re-instatement of the garden and pier hereby approved.

Reason: To ensure that the special architectural and historic interest of the curtilage listed garden wall is conserved in accordance with good conservation practice.
3) No development shall take place until samples of materials to be used in the construction of the car port hereby approved shall be submitted to and approved in writing by the Local Planning Authority and shall be carried out in full accordance with such approved details.

Reason: To ensure the development is constructed in materials which are in keeping with the historic appearance and character of the Grade II listed building and Clophill Conservation Area.
4) No development shall take place in relation to the construction of the car port until a detailed drawing to a scale of 1:20 of the new gate and fence panel.

Reason: To ensure the design of the gate and fence is in keeping with the historic appearance and character of the Grade II listed building and Clophill Conservation Area.
5) No development shall take place until a replacement planting plan to include the species, size and location of a replacement tree is submitted to and agreed in writing by the Local Planning Authority, the details subsequently agreed shall be planted in the first planting season following the construction of the car port.

Reason: To ensure a satisfactory standard of landscaping in relation to the proposed building, as there is the loss of two mature trees within the Clophill Conservation Area.
6) The development hereby permitted shall only be implemented in full accordance with the foundation design shown in Drawing 2639-06 (August 2013).

Reason: To ensure that damaging impacts on heritage assets with archaeological interest and consequent loss of significance to those assets resulting from the permitted development are minimised.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01, 02B, 03, 04.

Reason: For the avoidance of doubt.
