Conditions or Reasons for Planning Application - CB/13/02487/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, bulk, siting and prominence, be out of character with the existing dwelling and other similar properties in the street harmful to the visual amenities of the Area of Special Character and the street scene. The proposal is therefore contrary to Policies BE6, H8 & BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the Development Strategy for Central Bedfordshire, Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 4: Residential Alterations and Extensions and the principles of good design as set out within the National Planning Policy Framework.
2) The development if permitted would be likely to lead to additional on-street parking to the detriment of public and highway safety as a result of insufficient off-street parking being provided. The development would thereby be contrary to policy T10 of the South Bedfordshire Local Plan Review, policy 27 of the emerging Development Strategy for Central Bedfordshire, Design Guide for Central Bedfordshire, A Guide for Development, 7, Movement, Streets and Place and the Local Transport Plan, Appendix F, Parking Standards.
