Conditions or Reasons for Planning Application - CB/13/02516/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extensions shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building in the interests of the visual amenities of the area.
(Policies BE8 & H8 SBLPR and policy 43, DSCB).
3) The parking plan shown on the submitted plan number 266/ARCH/1002/B shall be provided prior to the first occupation of the development hereby approved and together with the existing integral garage, shall be retained for the parking of vehicles thereafter.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the safety and convenience of road users.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 266/ARCH/1001/A, 266/ARCH/1002/B, 266/ARCH/1003/A.
