Conditions or Reasons for Planning Application - SB/08/00008

Conditions or Reasons:

1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8, S.B.L.P.R).

3) The windows shown on Drawing No. 2007/1101/02A shall be permanently glazed with obscured glass.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies BE8 & H8, S.B.L.P.R).

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the north facing flank elevation of the proposed extension.
REASON: To protect the amenity of neighbouring residents.
(Policy H8, S.B.L.P.R).

5) Before the extended dwelling is first occupied, a section of screen fencing, the details of which shall previously be agreed in writing by the District Planning Authority, shall be erected in the position coloured green on Drawing No. 2007/1101/04.
REASON: To safeguard the privacy of adjoining residents.
(Policies BE8 & H8, S.B.L.P.R).

6) This permission relates only to the details shown on Drawings Nos. 2007/1101/01A, 2007/1101/2A and 2007/1101/04 received 07/01/2008 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawings and to avoid doubt.
