| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The windows indicated by an "F" on Drawing No. 1026/3B, and the north facing kitchen window shall be permanently glazed with obscured glass prior to the first occupation of the dwelling and shall be retained as such.
Reason: To protect the privacy of the occupiers of adjoining properties. (Policies BE8 & H8, S.B.L.P.R and 43 D.S.C.B). |

No development shall take place until, a scheme for screen fencing and/or screen walling shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained.
Reason: To safeguard the amenity of the area. (Policy BE8, S.B.L.P.R). |

No development shall take place until, details of the junction of the proposed vehicular access with the highway have been approved by the Local Planning Authority and no building shall be occupied until the junction has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. |

Before the development is first occupied or brought into use, the parking scheme shown on Drawing No. 1026/3B shall be completed and thereafter retained for this purpose.
Reason: To ensure provision for car parking clear of the highway. (Policy T10, S.B.L.P.R and 27 D.S.C.B) |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), any parking space hereby permitted shall be kept permanently available for the parking of motor vehicles. Reason: To ensure that off-street parking is retained in the interests of highway safety. (Policy T10, S.B.L.P.R and 27 D.S.C.B). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions to the buildings hereby permitted shall be carried out without the grant of further specific permission from the Local Planning Authority.
Reason: To control the external appearance of the buildings in the interests of the amenities of the area. (Policies BE8 & H2, S.B.L.P.R and 43 D.S.C.B). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the north facing flank elevation of the proposed dwelling.
Reason: To protect the amenity of neighbouring residents. (Policy H8, S.B.L.P.R and 43 D.S.C.B). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1026/1 & 1026/3B.
Reason: For the avoidance of doubt. |
