Conditions or Reasons:
1) The proposed development would, by reason of its scale, design and siting, be an obtrusive, incongruous and generally cramped form of development, would fail to complement and harmonise with its surroundings, would detract from the streetscene in this part of Dunstable Road and would detract from the amenity of the surrounding area. The proposal would thereby be contrary to government guidance contained within Planning Policy Statement 1: 'Delivering Sustainable Development', Planning Policy Statement 3: 'Housing' and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
