Conditions or Reasons:

1) The premises shall only be open to customers between the hours of 10:00 hours to 19:00 hours Mondays to Fridays, 09:00 hours to 15:00 hours Saturdays, and not at all on Sundays and Bank Holidays.

Reason: To safeguard the amenities which the occupiers of neighbouring properties might reasonably expect to enjoy.
(Policies BE8 S.B.L.P.R and 43 D.S.C.B)

2) Within 3 months of the date of this permission hereby approved, the scheme for parking and manoeuvring indicated on the submitted plans shall be laid out and shall not thereafter be used for any other purpose.
Reason: To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway.

3) Within 3 months of the date of this permission hereby approved, details of bin storage shall be submitted to and approved by the Local Planning Authority. The bin storage shall be implemented in accordance with the approved details and thereafter retained for that purpose.

Reason: In the interest of amenity.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003 & CBC/004.

Reason: For the avoidance of doubt.
