Conditions or Reasons for Planning Application - CB/13/02821/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until details for storm water disposal has been submitted to and approved in writing by the Local Planning Authority. The development shall be implemented solely in accordance with the approved details prior to the development hereby permitted being first brought into use.

Reason: To prevent pollution of groundwater in accordance with Policy DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policy 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification) the garage/car port on the site shall be kept permanently available for the parking of motor vehicles. The surfacing for vehicles illustrated on the approved drawing no. SE2773/2A shall be constructed before the development is first brought into use.

Reason: To ensure that off-street parking is retained in the interests of highway safety in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 27 and 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).
4) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).
5) The windows shown facing No.15 Lake View on the side elevation of Drawing No. SE2773/2A shall be permanently glazed with obscured glass.

Reason: To protect the privacy of the occupiers of adjoining properties in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SE2773/1 and SE 2773/2A.

Reason: For the avoidance of doubt.
