Conditions or Reasons for Planning Application - CB/13/03132/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external facing materials shall match those of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R and 43 D.S.C.B).
3) Before the development is first occupied or brought into use, the parking scheme shown on Drawing No. 74LU72XH-006 Rev A shall be completed and thereafter retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.
(Policy T10 S.B.L.P.R and 27 D.S.C.B).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 74LU72XH-001 Rev A, 74LU72XH-002 Rev A, 74LU72XH-003 Rev A, 74LU72XH-004 Rev A, 74LU72XH-005 & 74LU72XH-006 Rev A.

Reason: For the avoidance of doubt.
