Conditions or Reasons for Planning Application - CB/13/03133/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development shall commence until samples and details of the materials to be used for the external walls and roofs of all new buildings, including cills, headers, chimney and porch, have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building/s.
(Policies BE8 & H8, S.B.L.P.R).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (GPDO) (or any Order revoking and re-enacting that Order with or without modification) no extensions normally permitted by the provisions of Schedule 2, Part 1, Class A of GPDO are permitted.

Reason: In the interests of residential amenity.

4) No development shall commence until a scheme for the parking and turning of vehicles has been submitted to and agreed in writing by the Local Planning Authority. The agreed details shall thereafter be implemented and the parking/turning area shall be retained in perpetuity.

Reason: To ensure the parking of vehicles off-street in the interests of highway safety.
5) No development shall commence until a scheme for obscure glazing the window to bedroom 2 indicated on drawing GAN/01P/Sk(A)13B has been submitted to and agreed in writing with the Local Planning Authority. The agreed details shall thereafter be implemented and retained in perpetuity.

Reason: In the interests of residential amenity.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002 & GAN/01P/Sk(A)13B .

Reason: For the avoidance of doubt.
