| Conditions or Reasons: | 1)
The development hereby approved shall be commenced within three years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

No development shall commence unless and until details of the junction of the modified/widened vehicular access with the highway has been submitted and approved in writing by the Local Planning Authority. The extended building shall not be occupied unless and until the junction has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009). |

No development shall commence unless and until details of the cycle store and bin store has been submitted and approved in writing by the Local Planning Authority. Details shall include heights and materials of the structures. The extended building shall not be occupied unless and until the cycle and bin stores have been constructed in accordance with the approved details.
Reason: In order to protect the character and appearance of the street scene, and to ensure adequate storage space is provided, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009). |

Before the premises are occupied, details of the surfacing and drainage of on site vehicular areas shall be submitted to and approved in writing by the Local Planning Authority. The on site vehicular areas shall then be surfaced and drained in accordance with the approved details prior to occupation of the building.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and of the premises, ensure satisfactory parking of vehicles outside highway limits and to ensure surface water from the site is intercepted and disposed of separately so that it does not discharge into the highway, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers IHL12/01, IHL 12/02, IHL 12/03, IHL12/04, IHL 12/05, IHL 12/06, IHL 12/07, IHL 12/08, IHL 12/09, IHL 12/10 and IHL 12/11.
