Conditions or Reasons:
1) The proposed single storey front extension would, because of its excessive depth, bulk and its siting on the front elevation of the dwelling, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene. The extension fails to accord with the guidance set out in the Design in Central Bedfordshire: A Guide for Development particularly in terms of subservience. Due to its design and siting it is contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the principles of good design included in the National Planning Policy Framework.
2) The proposed development would, because of its size, bulk and siting, appear unduly overbearing and result in an unacceptable loss of light and overshadowing of the adjoining property of 2 Arnold Close, harmful to the residential amenity of occupiers. The proposal is therefore contrary to the principles of good design as set out in national guidance within the National Planning Policy Framework and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review and to the guidance within 'Design in Central Bedfordshire - A Guide for Development, Design Supplement 4, Residential Alterations and Extensions'.
