Conditions or Reasons for Planning Application - CB/13/03483/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall be commenced until layout, access and parking area details of a scheme showing the provision of 6 off-street parking spaces to serve the extended dwelling shall be submitted to and approved in writing by the Local Planning Authority. The details shall include the arrangements to be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The approved scheme shall be implemented wholly and made available for use before the development hereby permitted is occupied and that area shall not be used for any other purpose.

Reason: To ensure provision for car parking clear of the highway. To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway in accordance with in accordance with Policy DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policy 27 of the emerging Central Bedfordshire Development Strategy (2013).
3) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and Policies 43 of the emerging Central Bedfordshire Council Development Strategy (January 2013).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2843.13.1, 2834.13.2 Rev.C and HSR-f-001.

Reason: For the avoidance of doubt.
