Conditions or Reasons for Planning Application - CB/13/03484/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The external materials for the building hereby permitted shall be in accordance with those submitted on the application form. External cladding is maintenance free timber and roof covered with black asphalt tiles.

Reason: For the avoidance of doubt
3) All excavation work to accommodate the concrete foundation pad shall be hand dug, avoiding all roots over 25mm diameter. The depth of excavation shall be the minimum require to provide a stable foundation surface and shall not encroach beyond the footprint of the timber building.

Reason: To prevent significant root damage to an "off-site" Alder tree located in the grounds of the adjacent school, in order to safeguard the health and anchorage of this tree.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01, CBC02 and CBC03

Reason: For the avoidance of doubt.
