Conditions or Reasons for Planning Application - SB/08/00098/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).
3) Prior to the first use of the garage hereby permitted, the existing garage shown hatched blue on Drawing No. 2, shall be demolished and the site cleared to the satisfaction of the District Planning Authority.
REASON: To ensure adequate space is retained around the house in the interests of residential amenity.
(Policy BE8 S.B.L.P.R).
4) The building shall only be used for purposes incidental to the enjoyment of the dwelling.
REASON: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
(Policy BE8 S.B.L.P.R).
5) This permission relates only to the details shown on the Site Location Plan, Drawings Nos. 1 & 2 received 31/01/08 and Drawing No. 3 received 03/03/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
