Conditions or Reasons:
The proposed side/rear extension would, because of its overall height and siting, adjoining the boundary with the adjacent property of 5 Ridgeway Avenue, appear unduly overbearing, and result in an unacceptable level of overshadowing and loss of light to the kitchen area of the adjacent property to the detriment of the amenities of the occupiers. The proposal is therefore contrary to the principles of good design as set out in national guidance within the National Planning Policy Framework and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review and the Central Bedfordshire Design Guide, DS4, Residential Alterations and Extensions.
