Conditions or Reasons for Planning Application - CB/13/03612/FULL
Conditions or Reasons:
1) The proposal, by nature of the extent of development in such close proximity to adjoining buildings would result in an excessive and unacceptable overdevelopment of the site to the detriment of the character and appearance of the area. As such the proposal is contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies 2009.
2) The proposed development by reason of its size and proximity to No's 26-30 Sutton Mill Road would appear overbearing from the rear of those properties and as such would result in an unacceptable loss of amenity to the neighbouring occupants. Furthermore, the design of the proposal in respect of the poor outlook from some habitable rooms and the inadequate level of private outdoor amenity area, would result in an unsusceptible living environment for future occupants. As such the proposal is contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies 2009.
3) A satisfactory completed Unilateral Undertaking has not been submitted with the proposal in order to make financial contributions towards community and infrastructure provision in the local area. As such, the proposal is contrary to Policy CS2 of the Core Strategy and Development Management Policies, November 2009 and to Central Bedfordshire Council's Adopted Supplementary Planning Document: Planning Obligations Strategy (2009).
