Conditions or Reasons for Planning Application - CB/13/03673/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls (brick, render and cladding) and roofing materials to be used for the extensions shall match that of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the first floor flank elevations of the proposed extension.

Reason: To protect the amenity of neighbouring residents.
4) The parking area shown on plan PO1A shall be made available for the parking of cars at all times.

Reason: To ensure that off-street parking is retained in the interests of highway safety.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [ST01 PO1A, P02, P03].

Reason: For the avoidance of doubt.
