| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The dwellinghouse hereby approved shall be constructed of external works materials to match as closely as possible in quality, colour, type and texture, those of the existing dwellinghouses within Lambs Close.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing buildings and the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies (2009). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions, or additions or garages shall be erected within the curtilage of dwelling other than those expressly authorised by this planning permission.
Reason: To protect the amenity of adjoining properties, and to prevent overdevelopment of the site (Policy DM3 of the Core Strategy and Development Management Policies (2009). |

No development shall commence until such time as full details of the junction of the modified vehicular access with the highway have been approved by the Local Planning Authority in writing and the dwellinghouse hereby approved shall not be occupied use until the approved access junction has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises (Policy DM3 of the Core Strategy and Development Management Policies 2009). |

Prior to the first occupation of the dwellinghouse hereby approved the proposed granite sett build-out shall be constructed on the eastern side of Lambs Close to the south of the site access in accordance with the details shown on approved drawing no. E2170/3/D.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises (Policy DM3 of the Core Strategy and Development Management Policies 2009). |

Prior to the first use of the access by occupiers of the dwellinghouse hereby approved, a triangular vision splay shall be provided on each side of the new access drive and shall be 2.8metres measured along the back edge of the highway from the centre line of the anticipated vehicle path to a point 2.0metres measured from the back edge of the highway into the site along the centre line of the anticipated vehicle path. Thereafter the vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining carriageway level.
Reason: To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic that is likely to use it (Policy DM3 of the Core Strategy and Development Management Policies 2009). |

Prior to the first occupation of the dwellinghouse hereby approved full details of the surfacing of the on site vehicular areas shall be submitted to and approved in writing by the local planning authority. The approved surfacing shall ensure arrangements for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The approved surfacing shall be implemented prior to the first occupation of the dwellinghouse.
Reason: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises. (Policy DM3 of the Core Strategy and Development Management Policies 2009) |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason:To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users (Policy DM3 of the Core Strategy and Development Management Policies 2009). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or with any order revoking and re-enacting that Order with or without modifications) no windows or dormer windows shall be constructed other than those with the prior formal permission of the local planning authority.
Reason: To protect the amenity of adjoining properties and prevent the over development of the site (Policy DM3 of the Core Strategy and Development Management Policies (2009). |

No development shall commence until such time as full details of the final ground and slab levels of the dwellings hereby approved have been submitted to and approved in writing by the Local Planning Authority. Such details shall include sections through both the site and the adjoining properties, the location of which shall first be agreed in writing with the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details.
Reason: To ensure that a satisfactory relationship results between the new development and adjacent buildings (Policy DM3 of the Core Strategy and Development Management Policies 2009). |

Prior to the first occupation of the dwellinghouse hereby approved full details of both hard and soft landscaping shall be submitted to and approved in writing by the Local Planning Authority.
These details shall include:-
- materials to be used for any hard surfacing; - planting plans, including schedule of size, species, positions, density and times of planting to the front of the dwellinghouse; - cultivation details including operations required to establish and maintain new planting; - position and type of boundary treatments to be erected.
Thereafter the development shall be carried out in accordance with the approved details.
Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area (Policy DM3 of the Core Strategy and Development Management Policies 2009). |
12)
The land within the application site between the north elevation of the dwellinghouse hereby approved and the shared boundary of the application site with the highway to the north shall be used as domestic garden land ancillary to the use of the dwelling unless an alternative use is granted planning approval by the local planning authority.
Reason: To ensure a satisfactory level of amenity for the prospective occupiers of the approved dwelling and to prevent the appearance of a cramped development on the site within the street scene (Policy DM3 of the Core Strategy and Development Management Policies 2009). |
13)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [2012/699/01A; 2012/699/02A; 2012/699/03B; 2012/699/04B; E2170/3/D].
Reason: For the avoidance of doubt. |
