Conditions or Reasons for Planning Application - SB/08/00131/FULL
Conditions or Reasons:
1) The proposed development would, by reason of its scale and design, be an obtrusive form of development, poorly related to the existing house and the pair of semi-detached houses that it forms a part and would detract from the visual amenity of the area. The proposal would thereby be contrary government guidance contained within Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed extension would, by reason of its scale and design, result in a disproportionate increase in the size of the original dwelling that would detract from the character and openness of the Green Belt. The proposal is thereby contrary to government guidance contained within Planning Policy Guidance Note 2: 'Green Belts' and Policy H13 of the South Bedfordshire Local Plan Review.
3) The proposal would conflict with Policy 7 of the Bedfordshire Structure Plan 2011 and Policy NE3 of the South Bedfordshire Local Plan Review, which state that development which would adversely affect the character of areas defined as being of Great Landscape Value will not normally be permitted. To permit this proposal would have an adverse effect on the landscape.
