Conditions or Reasons:
1) The proposed change of use of the grain store to a mixed use grain store and general haulage use (B8) would result in an intensification of the use of the site for haulage purposes which would have an unacceptable impact upon the character and appearance of the rural surroundings and the amenity of nearby neighbours by virtue of unacceptable levels of additional noise, disturbance and traffic associated with the haulage business having regard to the narrowness of the local highway network and the proximity of residential properties. This would be contrary to Policies DM3 and DM12 of the Council's Core Strategy and Development Management Policies Document (2009).
2) The proposal would lead to unwarranted movement of heavy goods vehicles on a rural highway network unsuitable by virtue of width and alignment to accommodate such vehicles without detriment to the fabric of the highway and safety of other highway users which is unacceptable. The proposal is therefore considered to be contrary to Policy DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Document (2009).
