Conditions or Reasons for Planning Application - CB/13/03945/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby approved shall be constructed in the external materials to match as closely as possible the existing dwellinghouse in colour, type and texture and as annotated on approved plan number 13-031-01 the first floor extension to the rear finished in a timber feather board cladding unless agreed otherwise in writing with the local planning authority. Thereafter the development shall be constructed in accordance with the approved details.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies 2009).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [13-031-01].

Reason: For the avoidance of doubt.
