Conditions or Reasons for Planning Application - CB/13/04133/RM
Conditions or Reasons:
1) The proposed development shall be carried out and completed in all respects in accordance with the access, siting and layout illustrated on the approved drawing no. 131072A 6 B and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 1995, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.

Reason: To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times.
2) No development shall commence until a scheme indicating the positions, design, materials and type of boundary treatment to be erected has been submitted to and agreed in writing by the Local Planning Authority. Thereafter the agreed details shall be completed in full.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.
3) No development shall commence until details of the existing and proposed levels within the proposal site and on adjoining land have been submitted to and confirmed in writing by the Local Planning Authority. The agreed details shall thereafter be carried out in full.

Reason: In the interests of residential amenity and to protect the character of the street-scene.
4) Notwithstanding any provision of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order with or without modification) no further extensions or alterations shall be carried out to the property without the prior approval by way of a planning permission from this council.

Reason: To protect the amenities of occupiers of neighbouring properties.
5) Notwithstanding drawing no. 131072A 1 C, no development shall take place until details in respect of the following have been submitted to and approved in writing by the Local Planning Authority and the approved details shall be carried out in full accordance with the approved details:

Samples of materials to be used in the external walls and roof including details of the face bond and finish profile.
Detailed drawings of all proposed new doors, windows and garage door to a scale of 1:10 or 1:20, together with a specification of the materials and finishes. Details shall include a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall and depth of reveal.

Reason: To safeguard the appearance of the completed development by ensuring that it is finished externally in materials that compliment the visual amenities of the surrounding area.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 131072A 1 C, 131072A 6 B & 131072A 7.

Reason: For the avoidance of doubt.
