Conditions or Reasons:
1) The proposed roof form is considered disjointed and overly complex and hence representing poor design. Furthermore, the overall massing and bulk of the dwelling would not complement the existing properties in the area. The proposed development would therefore, because of its size, siting and incongruous design, be out of character with the surrounding developments in the locality and would be harmful to the visual amenities of the area contrary to the principles of good design set out in national guidance within the National Planning Policy Framework and to Policies BE8 and H2 of the South Bedfordshire Local Plan Review and 43 of the Emerging Development Strategy for Central Bedfordshire.
2) Due to its overall massing, bulk and siting in close proximity to Number 5 Lond Meadow, the proposed bungalow would be harmful to residential amenity through loss of light and outlook contrary to .
3) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal would therefore be harmful to the visual amenities of the area contrary to the principles of good design set out in national guidance within the National Planning Policy Framework and to Policies BE8 and H2 of the South Bedfordshire Local Plan Review and 43 of the Emerging Development Strategy for Central Bedfordshire.
