Conditions or Reasons for Planning Application - SB/08/00171
Conditions or Reasons:
1) The proposed dwelling would, by reason of its prominent siting and visual impact, constitute an unacceptably assertive development in the street scene, which would be out of character with the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Planning Policy Statement 1: 'Delivering Sustainable Development', Planning Policy Statement 3: 'Housing' and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The proposed development would be likely to have a harmful impact on the adjacent Purple Leaf Plum tree located in the highway frontage and the Golden Leaf Willow tree located in the front garden of the site, to the detriment of the attractive character and appearance of the area. The proposal is therefore contrary to the provisions of Planning Policy Statement 1: 'Delivering Sustainable Development' and to Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
