Conditions or Reasons for Planning Application - CB/13/04249/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the host dwelling, unless agreed otherwise in writing with the local planning authority prior to the commencement of the development hereby approved. Thereafter the development shall be carried out in accordance with the approved details.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies 2009).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the west elevation of the building hereby approved.

Reason: To protect the amenity of neighbouring residents (Policy DM3 of the Core Strategy and Development Management Policies (2009).
4) The window at first floor level on the north flank wall shall be first installed with obscure glazing only, and any opening shall be at least 1.7 metres above the internal finished floor level or level or the window shall be fixed shut. Thereafter this window shall remain as first installed in perpetuity.

Reason: To protect the amenities of neighbouring occupiers (Policy DM3 of the Core Strategy and Development Management Policies 2009).
5) The building hereby approved shall only be used for purposes incidental to the enjoyment of the main dwelling house known as No. 54 High Street, Langford.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area (Policy DM3 of the Core Strategy and Development Management Policies 2009).
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [CBC/001; CBC/002; P1B].

Reason: For the avoidance of doubt.
