Conditions or Reasons for Planning Application - CB/13/04283/FULL

Conditions or Reasons:

1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The external finish of the materials to be used for the garage conversion shall match that of the existing building as closely as possible in type, colour and texture.

Reason: To ensure that the development is in keeping with the existing building in the interests of the visual amenity of the area.
(Policy BE8, SBLPR and Policy 43, DSCB).

3) The development hereby approved shall not be occupied until the parking layout shown on approved drawing no. 013-059-004 Rev A has been fully implemented. The parking layout shall be retained thereafter.

Reason: To minimise the potential for on-street parking and thereby safeguard the interest of the safety and convenience of road users.
(Policies BE8 & T10, SBLPR and Policies 27 & 43, DSCB).

4) The planting and landscaping scheme shown on approved Drawing No. CBC/001 shall be implemented by the end of the full planting season immediately following the completion of the garage conversion hereby approved (a full planting season shall mean the period from October to March). The bushes and shrubs shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established.

Reason: To ensure a satisfactory standard of landscaping in the interests of the visual amenity of the area.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 013-059-001, 013-059-002, 013-059-003, 013-059-004 Rev A, CBC/001.

Reason: For the avoidance of doubt.
