Conditions or Reasons for Planning Application - CB/13/04288/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) No works shall begin on site until a scheme has been submitted for written approval by the Local Planning Authority setting out the details of the materials to be used for the external walls, dormer window, windows, rooflights, doors, rainwater goods and roof. The development shall be carried out in accordance with the approved scheme.

Reason: To protect the visual amenities of the building and of the area generally.
3) No development shall take place until a written scheme of archaeological investigation has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved archaeological scheme.

Reason: To record and advance understanding of the archaeological resource which will be unavoidably destroyed as a consequence of the development.
4) Notwithstanding the details shown development shall not begin until details of the 4.1m wide junction with 0.3m clearance either side of the proposed vehicular access with the highway (total 4.7m) have been submitted to and approved in writing by the Local Planning Authority and no building shall be occupied until the junction has been constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 13-093-01, 13093-02,13-093-03A, 13-093-04C, 13-093-05B.

Reason: For the avoidance of doubt.
