Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The window hereby approved shall be constructed in materials to match as closely as possible the existing window openings on the east facing roof slope of the host dwelling in colour and type.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with a window to match/complement the existing windows and the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies 2009).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [L6090/PL/10; L6090/PL/11].

Reason: For the avoidance of doubt.
