Conditions or Reasons:
1) The proposal, by reason of its scale, massing, form,and architectural detailing, is detrimental to the special architectural and historical character and appearance of this Grade II Listed Building. The proposal is contrary to the Council's policies CS14, CS15, DM3 and DM13 of the adopted Core Strategy and Development Management Policies (2009), as well as adopted guidance contained in Sections 4 and 5 of the Design in Central Bedfordshire: A Guide for Development (2010), and the aims of the National Planning Policy Framework (2012).
