Conditions or Reasons:
1) The proposed extension would, by reason of its size, siting, bulk, massing and design and juxtaposition with the highway, fail to respect the external character and appearance of the existing dwelling and result in a dwelling that would appear unduly dominant in the street scene to the detriment of the visual amenity and character and appearance of the locality. The proposal would thereby be contrary to national guidance in Planning Policy Statement No. 1 (PPS1) - 'Delivering Sustainable Development' and Policy BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, by reason of the resultant inadequate driveway length, be likely to result in a parked vehicle overhanging the highway to the detriment of the safety and convenience of other highway users.
