Conditions or Reasons:
1) The proposed two storey side and front extension by reason of its prominent siting, excessive size, bulk and unsatisfactory design would be harmful to the established character of the existing property, the row of terraced cottages and the wider street scene of Brittens Lane. As such the development is contrary to the paragraph 53 and Section 7 of the NPPF, Policy DM3 of the Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and the Central Bedfordshire Council's Supplementary Guidance Design Supplement 4: Residential Alterations and Extensions and the Central Bedfordshire.
