| Conditions or Reasons: | 1)
The development hereby approved shall be commenced within three years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

Details of materials to be used for the external finishes of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance therewith.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality. |

The first floor conservation rooflights in the south facing elevation of the development hereby permitted shall be of fixed type and fitted with obscured glass of a type to substantially restrict vision through it at all times, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. No further windows or other openings shall be formed in the elevation.
Reason: To safeguard the amenities of occupiers of adjoining properties |

Full details of both hard and soft landscaping shall be submitted to and approved in writing by the Local Planning Authority. These details shall include:-
proposed finished levels or contours; materials to be used for any hard surfacing; proposed and existing functional services above and below ground level; planting plans, including schedule of size, species, positions, density and times of planting; cultivation details including operations required to establish new planting; details of existing trees and hedgerows on the site, indicating those to be retained and the method of their protection during development works.
The development shall be carried out in accordance with the approved details.
Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area. |

A site specific landscape planting specification shall be submitted to the Local Planning Authority for approval, that clearly demonstrates that the specified works are appropriate for the particular site conditions and constraints, typical of that found in the vicinity of the reinstatement works. All landscape planting shall then be maintained in accordance with good horticultural practice for a period of five years after planting, with any losses replaced in the following planting season.
Reason: To ensure that a satisfactory standard landscape planting procedure is identified for the site that will provide for the best growing conditions available, and maximise successful plant establishment in the interests of securing long term visual amenity and landscape character. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1305/00/A, 1305/01/A, 1305/02/A, 1305/03/H, 105/06/C and 1305/09. Reason: For the avoidance of doubt. |
